News on Crossroads Station
I received an email recently that the newly proposed Crossroads Station project on Mills Drive (U.S. 17) now has a website. The url is http://csvre.com and so far the website has a few maps and conceptual drawings along with a brief description of the project and how it came about. Of course, the photos and drawings are merely representations of a potential vision and the actual development may look similar or could be remarkably different, depending on market demand, county requirements, and other issues that may arise as the project progresses. Thus the following disclaimer on the...

This past Tuesday at the Board of Supervisors’ meeting, the final public hearing was held regarding the designation of Urban Development Areas in Spotyslvania County. The proposed areas that won the Supervisor’s vote were the area around Four-mile Fork (U.S.1 and Lafayette), the area around the courthouse, and the largest section around the Massaponax area between I-95 and U.S. 2 along Highway 17/Mills Road. The area around Four-mile Fork is a redevelopment area, and the area around the courthouse will include the existing mixed-use Spotsylvania Courthouse Village. The area along...

Once again, the Spotsylvania County Board of Supervisors will hold a public hearing on the Urban Development Area (UDA) designations for the county. Here is a quick history of the issue. State legislation was enacted requiring localities with certain population levels/growth rates to designate one or more areas as high density, mixed-use areas in the county or city comprehensive plan by July 1, 2011 (the beginning of the legislative year). July 1 was the deadline for declaring an Urban Development Area for Spotsylvania County, but we have none yet; at least not officially. According to Supervisor Hap Connors, the county is already ahead of the state legislation by including mixed-use development in the 2008 comprehensive plan. Planning staff will now create a new proposal to amend the 2008 plan and designate enough of the existing mixed-use areas as UDAs to meet the minimum requirements of the state legislation. This means that, instead of the two UDAs proposed by the consultants provided by the VDOT grant, which concentrated...

Apparently last Tuesday was not the last opportunity to weigh in on the two proposed Urban Development Areas (UDAs) in Spotsylvania County. At the last Board of Supervisors meeting, Supervisor Emmitt Marshall proposed a change to the boundaries of one of the UDAs under consideration, which requires another public hearing. That hearing is now scheduled for June 28th. I was unable to attend the last meeting, but from what I’ve been able to gather from talking with others who did and reading the stories in the Freelance Star, there was a fair-sized crowd gathered to voice their opinion....

What should be the final hearing for the Urban Development Area proposed changes to the Comprehensive Plan for Spotsylvania County is coming up tomorrow (Tuesday, June 14th) at 6:30 p.m. in the Holbert Building across from the courthouse. This will be the last hearing before the Board of Supervisors before they vote on the plan. If you want to know more about the history of the process or details about the legislation, click here. If you have an opinion for or against this plan I would urge you to attend this meeting as it is the last opportunity for the community’s voice to be heard on...
